The last thing that you want to have is a landlord that is too strict, bossy or indifferent. This is why you need to make sure you are dealing with a good landlord. You want a landlord that will immediately respond to your needs as a tenant and will sort out problems which may arise. So how can you find a good, responsible landlord?
Nothing works better than getting references. Tenants are the best source of honest testimonials. Ask the current and the previous tenants on how your landlord manages his business and his tenants. This applies for both residential and commercial units.
After getting references, conduct your own research. Ask your landlord about his policies about certain items and issues. Ask him about late payment penalties. Will he allow pets? Is he strict in car parking policies? Would he be responsible for the repairs? You will discover a lot of things about your landlord after this interview. You will find out which things he may or may not be willing to do.
