Another major aspect you should think of is the sale of your current home and the search for a new one. First you need to focus your efforts on preparing your house for the sale. You have to make sure that you the place is ready for the buyers. You have to clean it thoroughly inside and out. If you have a budget, you can also do minor repairs so the place will look nicer and become more sellable. Take note that selling your house may take some time. You should be patient instead of rushing to make the sale to the first buyer. When you are in a rush, you may just end up selling it at a lower price. You may hear negative comments about the house but don't be discouraged. Make sure that you are not selling it way above the market prices. Sooner or later someone will buy it too. You may have to sell it at a slightly lower price but you will definitely get a reasonable price. Of course, once you sell your old house you would need a new one to stay in. You should try to find a new house even before your old house is sold. If you wait for the last minute you could end up with a house that is not really that good or you could end up paying more for the house. It is better to be prepared with some prospects so you can make an offer once you can afford it. The more prepared you are the less stressful it will be.
